Ice Dams, Frozen Pipes, and What They Do to a Ceiling
Concord gets a real winter, and two things follow from that every year. Ice dams form when heat escaping into an attic melts snow on the upper roof, the water runs down to the cold eave, refreezes, and then backs up under the shingles until it finds its way into the ceiling below. Frozen supply lines in exterior walls and unheated crawl spaces do the same thing faster and with far more volume. Either way the visible result is a stained or sagging ceiling, blistered paint, and sometimes buckled flooring in the room underneath. The fix is not paint. Wet material has to come out, the cavity has to dry, and only then does the ceiling get rebuilt, sealed with a stain-blocking primer, and repainted. Skip the drying step and the stain bleeds back through within a season.
